How we read the data
Every recommendation we make shows its working. This is the method behind it.
Our sources
Market, suburb, pocket and property data comes mainly from HTAG Analytics, which brings together sales, listings, rental and census data. We also use CoreLogic RP Data for property records, the ABS and RBA for the economy, and councils and state agencies for planning, flood and bushfire overlays. Every figure we give a client carries its source and an "as at" date.
Four screens
| Screen | What it is | What we look at |
|---|---|---|
| Suburb | The whole locality, houses only | Prices, rents, yield, vacancy, supply and demand, the market cycle, long-run growth, risk scores |
| Economy | The drivers around the area, alongside every Suburb Score | Jobs and employment, infrastructure and major projects, transport, population growth |
| A hexagon of a few hundred homes around the property, and its ring of neighbours | The same measures, compared with the suburb, plus flood and bushfire exposure and the local social mix | |
| Property | The house itself | Estimate against comparable sales, land, condition, overlays, ownership history, and what we see on the ground |
The Suburb Score
First, hard vetoes. We don't buy in a market that's overheated, already declining, with yield too low to hold, or with a high share of public housing. Then five measures, each scored 0 to 2: budget fit, cashflow fit, structural fit, timing fit and risk fit. A score of 8 or more is viable for your brief. Below 6 we tell you why, and what would change it.
What we never claim
- We don't forecast prices. We show history and low, base and high scenarios, with the assumptions.
- We don't publish "hotspot" lists. A suburb is only right against a brief.
- We don't call an estimate a valuation. Only a registered valuer can value a property.
- We don't give financial, credit or tax advice. Your broker, accountant and solicitor do; we work with them.
