The inspection checklist

• Walk the street at different times of day. Note traffic, noise and parking.
• Check for main roads, rail lines, power lines, flight paths or commercial neighbours.
• Look at the neighbouring homes. Are they kept up?
• Check the roof line, gutters and downpipes for sagging or rust.
• Look for cracks over doors and windows, and doors that stick.
• Check ceilings and wet areas for water stains, mould and fresh paint over problems.
• Test water pressure and look under sinks for leaks.
• Check the switchboard: old ceramic fuses can mean rewiring.
• Look at the yard's slope and drainage. Where does water go in heavy rain?
• Ask the agent: why is the owner selling, and how long has it been listed?
• Ask for the current rent or a rental appraisal, and the lease end date if tenanted.
• Ask for the contract and any building, pest or strata reports already done.
• Ask what offers have been made, and whether there's a price guide.
• Check flood, bushfire and heritage overlays with the council before you offer.
• Book an independent building and pest inspection before you commit.

This checklist doesn't replace a professional building and pest inspection or legal review of the contract.
